Omaxe Dwarka Rental Yield 2026: What Can a Shop Earn?

Omaxe Mall Dwarka banner showcasing front-facing retail shops and premium commercial spaces in Sector 19B, Delhi.

TL;DR: Nobody can quote a real rental yield for Omaxe Dwarka yet, because The Omaxe State isn’t operating and no shop has a tenant. So the honest way to judge it is backward. Here’s how we’d do it. Take the price you’re paying, pick the return you’d be happy with (say 5 to 8%), and work out what rent that needs. Then check whether shops nearby actually get that rent. For a ground floor shop at ₹1.50 lakh per sq.ft, 6% means a tenant paying you roughly ₹750 per sq.ft every month.

Prices used here come from our 2026 launch rate vs current price analysis. This is a general information guide, not investment advice.

Why there’s no “real” Omaxe Dwarka rental yield yet

Rental yield is simple: yearly rent divided by what you paid. But both numbers have to be real. At The Omaxe State, Sector 19B, near the Dwarka Expressway, construction is underway and leasing hasn’t started. So any yield figure you see today is an estimate, not a track record.

Even Omaxe’s own blog says leasing returns may take a few years after handover. It also lists construction delays, oversupply and exit liquidity as risks. You can read that view on Omaxe’s blog on new launches in Dwarka.

The rent each shop type needs for a 5 to 8% yield

Here’s the useful number. We took the 2026 rate for each unit type and worked out the monthly rent per sq.ft needed to hit 5%, 6% and 8% gross yield on the basic price.

Unit type Rate per sq.ft Rent for 5% Rent for 6% Rent for 8%
Ground floor retail ₹1,50,000 ₹625 ₹750 ₹1,000
First floor retail ₹1,30,000 ₹542 ₹650 ₹867
SCO (hi-street) ₹1,60,000 ₹667 ₹800 ₹1,067
Drive-thru ₹1,23,000 ₹513 ₹615 ₹820
Food court ₹1,30,000 ₹542 ₹650 ₹867

Rent shown is per sq.ft per month, gross, on the basic price. Formula: rate × yield ÷ 12. Rates from our 2026 guides for retail shops, SCO units, drive-thru shops and the food court.

So the question to ask any broker is simple. Does any shop in a running mall around Dwarka pay ₹650 to ₹1,000 per sq.ft a month? If the answer is yes, ask to see the lease. A brochure number isn’t proof. A signed rent agreement is.

What a 200 sq.ft ground floor shop really costs, and earns

Yield on the basic price flatters the number. Your real cost includes GST, stamp duty and registration, which we break down in our guide to the full cost of buying a shop at Omaxe Dwarka.

Cost head Approx. amount
Basic price (200 sq.ft × ₹1.50 lakh) ₹3.00 Cr
GST (12%) ₹36 lakh
Stamp duty (6%, male buyer) ₹18 lakh
Registration (1%) ₹3 lakh
Approx. total ₹3.57 Cr

Now suppose the shop rents at ₹750 per sq.ft a month. That’s ₹1.5 lakh a month, or ₹18 lakh a year. On the basic price, it’s a 6% yield. On the all-in cost of ₹3.57 Cr, though, it drops to about 5%.

To earn a true 6% on the full ₹3.57 Cr, the same shop would need about ₹893 per sq.ft a month. That’s the number to test against real market rents.

Gross yield vs net yield: what eats into your rent

Gross yield is the headline. What actually lands in your bank account is lower, and brochures tend to skip the reasons:

  • Vacancy: even one empty month a year cuts your yield by about a twelfth.
  • Maintenance: common area charges may fall on you if the lease doesn’t pass them to the tenant.
  • Property tax and income tax: rent is taxable income.
  • Time to first tenant: a new mall can take months to fill after possession.

Does the shop type change the yield?

Yes, and more than the price suggests. A ground floor shop facing the main walkway usually leases faster than a first floor unit. Food court and anchor spaces depend heavily on the operator and footfall plan.

Lower-ticket options like virtual space work differently again, because returns depend on the developer’s leasing arrangement. We compare the two in lockable shop vs virtual space.

Some units are sold with a developer return or lease plan attached. If yours is one of them, sit down with the agreement and read the fine print. That money is separate from what a real tenant will pay you later, so also ask what your income looks like the month the scheme runs out.

Six questions to ask before you buy for rental income

  1. What rent are similar shops in operating Dwarka and Delhi malls actually getting?
  2. Will the tenant pay the maintenance bill, or will it come out of your pocket?
  3. Is the return or lease guarantee actually in the agreement? For how many years?
  4. How does footfall reach your exact unit?
  5. What is the expected possession date as per RERA (DLRERA2024P0003)?
  6. Can you resell before possession, and at what transfer charge?

FAQs on Omaxe Dwarka rental yield

What is the rental yield at Omaxe Dwarka?

There’s no actual yield yet, because the project isn’t operating. At the 2026 ground floor rate of ₹1.50 lakh per sq.ft, a 6% gross yield needs about ₹750 per sq.ft per month in rent.

How much rent can a shop at Omaxe Dwarka earn?

It depends on the unit type, floor and position. A 200 sq.ft ground floor shop would need about ₹1.5 lakh a month to earn 6% on its basic price. Verify that against real leases nearby.

When will rental income start?

Only after possession and once a tenant signs a lease. Omaxe’s own blog notes that leasing returns may take a few years after handover.

Is gross yield the same as what I’ll earn?

No. Vacancy, maintenance and tax reduce it. On the all-in cost, including GST and stamp duty, yield is also lower than on the basic price.
